Jack London Disitrict Association - Development
This page contains information about current and future development projects planned for the Jack London District. JLDA has been an active participant in reviewing planning applications for these projects and has, wherever possible, provided input that will improve them for the benefit of the community.
We extend an open invitation to all developers to discuss their plans with the board of JLDA and to allow us to assist you in outreach to the community before and during the planning application process.
JLDA also maintains an ongoing dialog with City Staff during construction phases of projects to monitor and communicate issues that may arise such as noise, dust, parking and traffic problems.
Retrofit of the Lake Merritt Channel Bridge on Embarcadero
This CalTrans project is to earthquake retrofit the bridge over Lake Merritt Channel on Embarcadero. The project is expected to start late 2009 and last at least a year. During that time Embarcadero will be completely blocked to traffic in both directions while the bridge is rebuilt. Truck traffic to the Port of Oakland which uses this bridge as an alternate route to 3rd Street (which is a truck route) will be diverted during construction. CalTrans expects to hold a community meeting to discuss the project about 6 months before it starts. JLDA will keep the community informed. Labels: announcements, development

- This is an "Embarcadero Canyon" contributing project - but following comments by JLDA the architect included a 5ft set back above the existing roof line of adjacent properties. - This is an "Emabarcadero Canyon" contributing project. It may be several years before started, another likely candidate for sale of development rights as the planning application appears to be largely speculative. A hi-tech design concept for the tower was circulated in 2007 that is unlikely to be built.

- This is a project for 880/980 on and off ramp reconfiguration proposed by the City of Alameda to solve their traffic flow problems in the tube. It would have a major impact on JLD residents due to construction, demolition of buildings adjacent to 880, encroachment of space, loss of views and extra traffic.

Jack London Square Redevelopment ProjectsThe Jack London Square Redevelopment Project is a series of sites to be developed between Embarcadero and the Estuary (plus a garage at the current Amtrak surface lot) approved by the City in 2004. There is a minimum project of Site D, Site F1 and 66 Franklin which had to be started in the first five years (recently extended by six months) other projects had to be completed within 20 years before renewal of approvals was required. - Other notes
- JLS Partners has repeatedly claimed, ever since approvals in 2004, that they are negotiating with a major hotel chain about operating the hotel. This would make the start of F3 seem imminent, however nothing ever comes of it and it is hard believe they can sell this as a location as a site for a 4 star hotel until the rest of the development is realized. For this reason ir could be one of the last projects to be built if it is truly to be a 4 star hotel. Considering it is not part of the minimum project that must be built in the first five years then it could mean a start date between 2010 or 2020 - a long time to wait for a hotel room.

- This space will likely get landscape to coincide with the completion of Site F1 (Jack London Market). Therefore we expect to see it started in mid to late 2008.
- Other notes
- Design concepts show the space to be covered and uncovered, provide some parking, and also be home for market stalls.

- Other notes
- This site was proposed to be an art house movie theater and a major draw to the foot of Broadway. However the decline of the movie business means that no one is building new theaters, least of all next to an existing one. The existing theater also declined to move to the new location. Therefore current plans do not include a movie theater or any retail leaving an office block at the gateway to Jack London Square and foot of Broadway, Oakland's key street. In theory this project should start within five years of approvals i.e. by 2009, however at the moment this seems unlikely. This is an "Embarcadero Canyon" contributing project.

- Current status
- No talk of this project starting any time soon (see below).
- Other notes
- As we enter a recession it seems unlikely there will be a need for even more office space at JLS given that 66 Franklin, Site C and Site F1 will all contribute significant office space square footage. It seems likely construction will be delayed until the hotel Site F3 is built which requires the extra parking space provided by F2. As this building provides additional parking for the hotel it seems unlikely it would be built before the hotel, which we believe will be one of the last sites developed. Therefore we don't anticipate this being built before 2010 or much later. This is an "Embarcadero Canyon" contributing project.
